Before You Apply
Requirements for Approval
We review every application as a whole. These are the guidelines we generally look for.
Income
Verifiable gross household income of approximately 2.5 to 3 times the monthly rent, documented through pay stubs, offer letters, benefit statements, or comparable records.
Rental History
A good record with prior landlords. As a general guideline we look for no more than one late rental payment in any 12-month period, along with proper notice given and balances paid in full.
Background & Credit
A background and credit check is run on every adult applicant. We look for no prior evictions and a credit score of approximately 650 or higher. The overall profile matters more than the score alone — multiple collection accounts, repeated late payments, or unpaid utility accounts may affect approval.
